NOTE','Apartments in Venice acts as agents for the property owners and, whilst every endeavour has been made to describe the properties offered correctly, they cannot be held responsible or liable for misrepresentations, verbal, written or printed by its employees, sub agents or owners in respect of construction, furniture or gardens. Nor can Apartments in Venice or the owners be held responsible for any temporary defects or stoppages in the supply of electricity, water, gas or plumbing nor be responsible or held liable for any loss or damage caused by weather conditions, riots, vandalism, strikes, illness or any other cause beyond their control.');

AN AGREEMENT','comes into being once Apartments in Venice has received your signed and completed booking form together with the payment of 25% deposit and has in turn confirmed the booking in writing. Availability of the apartment will be confirmed and held for 7 days after which, if we have not received your deposit, the apartment will be considered not confirmed. Once deposit has been received you will be sent a Booking Confirmation, invoice, outstanding balance owed with date due, complete address and How to Get There information.');

rules[3]=new rule('3. BALANCE OF PAYMENT','is due 8 weeks before arrival unless otherwise stated in writing. Failure to pay balance due constitutes a breach of contract and deposit will be forfeited. Payments must be net of all or any bank charges and if bank charges are made to us we will advise you and expect to be reimbursed. If you do not pay them we will be entitled to deduct them from the security deposit.');

rules[4]=new rule('4. RENTAL PERIOD','is intended for weekly periods. In some cases daily rates are available with minimum 3 day periods. Prices for daily rates are on application only.');

rules[5]=new rule('5. RATES','Once a booking is accepted rates are held firm but please note that during Xmas, New Year, Carnival and Easter there is £100 increase. We do, however reserve the right to vary prices published if not yet confirmed. Variations in prices can be due to various reasons - differences in exchange rate or conditions. Prices are quoted per apartment and not per person but the number of persons must not exceed the number quoted in the apartment information sheet unless otherwise agreed in writing. Guests who disregard this clause may be asked to leave the accommodation without refund of rental paid. Rates do not include air fares, car rental, insurance or any other item apart from the pure rental of the property.');

rules[6]=new rule('6. CANCELLATION BY APARTMENTS IN VENICE','In the unlikely event that we have to cancel a booking already confirmed, we will endeavour to find an equivalent property for you. If however this is unacceptable to you we shall refund monies paid but not be liable for any further costs or claims.');

rules[7]=new rule('7. CANCELLATION BY GUEST','The following are the cancellation terms: 8 weeks before holiday - forfeit of deposit 8 - 6 weeks before holiday 50% of holiday rental less than 6 weeks - total cost of holiday .');

rules[8]=new rule('8. INSURANCE','It is a condition of booking that you take out insurance to cover all eventualities: holiday cancellation, personal injury and loss of property for yourself and your guests.');

rules[9]=new rule('9. BOOKING CHANGES','Once you have defined your booking any changes on your part will entail an administration fee of £20 to cover telephone, fax and time charges.');

rules[10]=new rule('10. ARRIVAL AND DEPARTURES','Please arrange to arrive after 14.00 hours and no later than 21.00 hours. If your travel arrangements mean that you arrive early we will try to accommodate your needs but please bear in mind that sometimes apartments are vacated only in the morning of your arrival and that they need cleaning. Departures generally must be by 10.00 hours unless otherwise agreed. If your travel arrangements are later in the day we may be able to arrange for your luggage to be left nearby for collection later in the day. Arrivals after 21.00 hours by arrangement only. Please note that ETAs are estimated and often flights in the later part of the day build up delays.');

rules[11]=new rule('11. CLEANING','Apartments are cleaned and prepared for your arrival and are equipped with linen, cutlery and crockery. Beds are also made up. Please leave apartment in good order and in the same condition as you found it on arrival.');

rules[12]=new rule('12. NOISE','All guests are expected to behave with respect for the property and for their neighbours as they would in their own homes. Loud and disruptive behaviour could result in a premature termination of the tenancy agreement with no entitlement to a refund.'); 

rules[13]=new rule('13. EXTRAS','All utilities are included in rates except for telephone charges and gas charges in the winter which are charged according to the charges by gas board and telephone company. If you have taken an apartment for 2 weeks there will be a linen change and a cleaning weekly included in the rate.'); 

rules[14]=new rule('14. COMPLAINTS','As we have English speaking personal in situ, we ask you to make any complaint to them as soon as possible to enable them to act immediately. The relative phone numbers are on your booking confirmation. Any person who leaves the rented apartment prematurely will not be entitled to indemnity.'); 

rules[15]=new rule('15. LAW','All contracts made between Apartments in Venice and tenants are deemed to be made in London and are subject to the jurisdiction of the English courts. ');
